After 17 months off submitting case with Samuel Phillip firm nothing was done and after even transferring money and been chasing for updates never received any email any phone call for 8 months! We explained again and again that it’s not professional to treat client such way leaving them with no update or any process. They said will be done by end off 2023 but nothing happens now August 2024. Never seen law firm act unprofessional like this no reply to email and when called reception always was told will call back but never got anything back hence no process on case . Shocking service and unprofessional

Poor Conveyancing Service

I recently purchased a house and was recommended Samuel Philips Law by my mortgage advisor. Initially, the process seemed smooth and efficient. However, I encountered significant issues that were highly disappointing.

A week before exchanging contracts, I received the invoice and was surprised to find an additional charge of approximately £900 beyond the initial quote. This extra cost was never communicated to me during the process, which was both unexpected and frustrating.

Additionally, I received an email with what was supposed to be all the necessary documentation a week before the completion date. While reviewing the documents, I discovered several were missing. Despite promptly requesting the missing documents, I only received them three days before the completion date, causing unnecessary stress.

Due to these issues, I cannot recommend Samuel Philips Law. Their lack of communication and organization indicates a poor level of service.

Unfortunately a year has passed and we are still dealing with Samuel Phillips Law.

The communication was lack luster and at times non-existent throughout the process of purchasing a property. Ourselves, broker and even the sellers solicitors had to constantly chase them for any sort of update for weeks. This was extremally frustrating, but after it was all done we had let it slide due to the obvious demand they may have had.

Nearly a year on, we had received late filing penalties for the Stamp Duty Return. Upon contacting Samuel Phillips, they advised they would pay said fines. Over one month later, they are still not paid and we receive more letters for the demand. We attempt to contact them again, and are unable to speak to someone and details are taking for them to contact us back and of course, no contact.

I would advise you avoid using Samuel Phillips Law for property purchases. They push you away, essentially refuse to sort out issues through their lack of action and it's clear they have no regard or ownership to your particular case. It's feels like lie after lie.

Deeply disappointing conveyancing service.

Little more than a message forwarding service between the vendor's solicitor and us - no legal interpretation, advice or negotiating skill.

(My rating is 2 stars rather than one because when I pointed out the shortfalls, the service did improve.)

Final straw was that Stamp Duty wasn't paid leading to 5 requests from HMRC and additional interest owed due to the missed deadline. This mistake wasn't admitted quickly or openly.

If you feel that the age and size of a legal firm would suggest competence, think again.

I strongly recommend looking elsewhere.

We received a 10/10 service from Samuel Phillips - Could not recommend them enough.
Tom was great throughout the process and guided us through all of the conveyancing aspects of purchasing our house.
Tom made everything easy for us and was very fast at responding to any queries we had which was very much appreciated.
I will definitely be getting in touch with them, and Tom in particular, for any legal advice / conveyancing I require in the future.

Overall very good experience. Quick, professional, clear — while we didn't have many questions, when we did Tom (who was our solicitor) was always very quick to reply with all details we needed. The information they provided were clear too. I've heard horror stories from my friends about buying and how solicitors can be absolute PITA to work with, but that was absolutely not my experience. Overall, would definitely recommend 🙂
