We recently used L&G for our house purchase survey.
Our surveyor, Chris Morley - Smith was absolutely outstanding. He carried out a very comprehensive & detailed survey that was well written & illustrated with photos. Lots of very useful defects & areas needing maintenance were highlighted.

Chris also followed up his survey by answering some additional questions we had. He always responded quickly to emails & returned calls very promptly.

All in all we are extremely pleased & would highly recommend Chris.

£0 valuation - lied about the extension!

Scum of a company.

Assigned a £0 valuation by describing the extension as "conservatory style and temporary" when it's a timber built, permanent kitchen extension on concrete foundation, that's been there since before the 2000's, that many buyers have had mortgages on!

My bank are pushing for them to produce a figure, rightly so.

Legal and General, you will be held accountable for your false survey and inaccurate description . No figure means there will be legal pursuit against you, as it's based on false information.

Avoid Legal & General and their unreliable team. The valuer on the left undervalued my house below its build cost without any clear justification. I've reported him to his regulatory body, and I encourage everyone to do the same—report them and hold them accountable.

As all the other reviewers have said, an appalling company providing an abysmal service. Despite there being only minor issues with my property, they deemed that the property was worth £25k less without any proper justifcation. In fact the surveyor outright lied to my face whilst conducting the survey, telling me "there was nothing to worry about, I've found some minor things which you would expect." He also specifically said that I don't need to show him any certificates and that I should provide them to my solicitor. The report then highlights the lack of certificate as a serious problem! They also stated their was no significant outbuildings, only a shed. I have a huge summer house in the back garden. He spent 2 hours looking at my house, how he missed this is staggering. As most other reviewers have said, stay clear of this company. They have cost me the sale of my property. I will not let anyone with their logo in or near my property again.

DO NOT USE THIS COMPANY! After conveniently calling in sick twice over the Christmas break, the unprofessional surveyor miraculously managed keep to his appointment on the third attempt. As if delaying the process wasn’t enough, the surveyor incorrectly concluded that my property is ‘believed’ to have retrospect cavity installation and not mortgageable. Aren’t property surveys meant to be a matter of fact? What do you mean by “believed’ to be? If he (the surveyor) actually did his job, he would have discovered that in actual fact it is rock wall installation. Subsequently this company cost me the sale of my house. Considering that Nationwide have lent on the same property a few doors away and I have an existing mortgage on my property, this company and their choice of surveyors are questionable. I will be reporting the surveyor (Mathew London) to RICS. An absolute joke of a service. By all means KEEP CLEAR OF THIS FIRM.

Survey was carried out in 9 mins. Disgusting service. All it shows is this Survey company and the housing association are working together to make a good profit from the house sale.. my house should have valued at about 120k.. instead.. it's 170k.. DONT WASTE YOUR TIME WITH THIS SCAM OF A COMPANY.

DO NOT use these guys to value your properties. I recently (2024) had my property valued at £45k lower than it was valued in 2021 🤦🏻‍♂️ despite similar properties in the area and condition selling for £315k. This is not regulated and seems to be an industry issue and scam service to lowball property prices on purpose so the bank can capitalise if ever foreclosed .

Surveyor sent over by Natwest for revaluation
Property last valued at 335k in October 2022
Competed a double story extension costing 106k in over 13 months time before moving
Havd the property valued by 2 independent Estate agent to be wort in excess of 450k
Surveyor from L&G turned and spend about 10mins, wasn´t even bothered to see new double bathrooms & a massive new kitchen
He said this was a massive house with circa 2500sq ft on a nice plot but only valued my house on his report as follow:
Purchase or estimated value 435k
Market value 375K
I am simply outraged for the difference in valuation
Spoke to Natwest, they said that´s final
Spoe to L&G who said that I should speak to Natwet first

I am on a 2 year tracker deal with Natwest and coming to end of terms, was trying to do a product transfer
This undervalutaion by L&G has in effect stoppedme from take advnatage of 60 20 40 LTV deal by Natwes, even though I have more that 40% equity!
I think it´s nothing but a scam or a back door deal between L&G & Natwest aimed at existing customers to keep us on as higher interest rate as they possibly can.
Never use these guys ever again
