Only posted 1 star because I couldn’t write a review if I didn’t! Used this company 12 months ago when I sold my house. Absolutely appalling service. All contact was via email as most of the staff were working from home, most of my emails never had a response. Whenever I contacted the company by telephone I was just told lies! To top the appalling service off a member of staff sent financial information via email to the wrong email address to a gentleman who had a very similar email address to my husband! I only discovered this when the gentleman contacted me by email and told me. Whatever happened to data protection. HB property legal did not appear to be concerned about this and they certainly haven’t contacted me to discuss this as yet. Be warned steer clear of this company!

I have recently purchased a property in which HB property legal limited acted as the conveyancer for people further down the chain from ourselves.

We were due to complete 15th Jan 2021 but due to the incompetency of this firm it caused a delay resulting in everyone being unable to get their keys until 19th jan despite contracts being signed. Because of this 4 different couples had to unload removal vans over the weekend and had to rearrange this again as well as being put in a position where mortgage/legal paperwork had to be resubmitted due to going beyond the agreed completion date.

Prior to my current position I was a mortgage advisor and dealt with estate agents/ conveyancers and never experienced anything like this.

I appreciate unforeseen circumstances can occur but the reason behind all of the above was simply because HB legal were unable to transfer the funds from their bank to the other solicitors. Having been made aware of this error in the morning HB legal failed to communicate with the other solicitors in the chain and didn’t even have the initiative to go in to the bank to resolve the issue which for me would have been common sense!
If this was a one off I could understand but having read other reviews I believe this has happened a number of times.

Luckily due to a breach of contract HB legal are liable to pay costs incurred due to the above but it still resulted in an inconvenience to a number of parties involved.

Based on my experience I would avoid.

Fantastic service from start to finish. Anna was attentintive and professional and dealt with any queries I had promptly. She even managed to get TSB (my mortgage provider) to get a move on when they kept delaying.

Would highly recommend and I'll be using HB Property Legal for any future sales/purchases

Anna was fantastic, she has worked so hard with our file, and really pulled out all the stops, she went above and beyond. Her assistant Michelle is also wonderful and would get back to me straight away. I cannot recommend them enough. Anna really is a wonderful lady and supported me throughout this stressful time. X

I would not recommend this company!!!!!!!
On move day we were owed a substantial amount of money from the sale of our previous property and they failed to pay this. I had to chase this up and waited 4 days to be paid what we were owed. A stress/worry we did not need on move day!!!
2 weeks later we noticed 2 mortgage payments leave our account and upon further investigation found that HB property legal had not settled our previous mortgage!!!! We were paying 2 mortgages and a lot of money for a service that did not provide!!!!
To avoid unnecessary stress use another solicitor!!!!

I have given two stars but this is overrated, since we did not have a straightforward case with selling our property, staying in temporary accommodation before completing on a new property.

I also know we were in the middle of a global Pandemic (which i was told a number of times) but the amount of stress and anxiety caused by HB property was unjustified.

The lack of communication and updates was quite frankly unprofessional and not the SERVICE expected from a legal company.

When ever we wanted to talk to our 'solicitor' without naming names; the excuse we received was 'she is working from home'. Can I have a direct number? No, she doesnt not have a direct number. What an absolute joke it was.

It was even farcical up until we finally completed when we exchanged and completed on the same day, rushing around to scan over documents!!!!

You live and learn to avoid companies like this.

I appointed HB to handle both the sale of my house and purchase of future house - they handled the complexity on both sides of the deal with speed, expertise and professionalism. Very affordable and will happily use them again in the future.

Anna was so helpful, we used HB property for a buy to let. Anna couldn't do enough of us, even during a pandemic. Couldn't fault her, amazing service.
