All of our dealings were either by phone or email - all but one of the documents we were required to sign were handled digitally and it was very easy to provide them with any documentation via online file sharing platforms. We were first time buyers, so new to this process. We initially had an ok experience, however very little communication. the lack of communication and updates were astounding.

We arranged to complete on the 18th November, this was proposed by the solicitor and agreed all was in place to go ahead.

The 18th was the Monday and the Friday prior they emailed us asking for a number of documents we had already sent. We advised we had sent them weeks ago first class tracked and signed for. These documents then magically appeared. We were told on the email that we needed to send them first class signed asap, we could not do this as we were away at a log cabin celebrating for the move on Monday under the impression everything was sorted. The office was closed so we could not speak to anyone to clarify what was needed, leaving us with huge anxiety as to if we we would be moving the following Monday at all, the regular for these documents were sent at 3.30pm when the office shuts at 4 and is not open over the weekend?

On the 18th we heard absolutely nothing. Myself and my partner sat around all day waiting for an update and even the housing office were calling us as they’d heard nothing and did we have any updates . It turns out there was still outstanding documents and paperwork that needed completing posting and signing and these were sent to us through the day on the 18th. We were shocked as we wondered why we were offered a completion date if there were still outstanding documents and tasks to be completed?

The solicitor then blamed her lack of communication that day on ‘internet issues’ this is following an upset email I sent at 4pm that day after hearing nothing at all, even after ringing the office to be told we would get a call back, still nothing.

We were then advised our completion day would then be the 19th.

On the 19th they had to call my mum to prove her identity as she gifted us some of our deposit. This took them over an hour to do whilst my mum was sat by the phone. Why was this not done prior to our completion day They then requested we send further money and a further document. They then sent us a bankruptcy report for someone of the same name as my mum asking to urgently confirm it was not her- this was a random person in Leicester.

My whole question through this is why we were offered completion without absolutely everything in place to ensure it can go ahead, we are very lucky we had one day left of our tenancy or we would’ve been homeless if things had been delayed further. Not to mention increased costs of completion being delayed.

Not to mention I was advised my witness did not need to sign a new copy of the mortgage deed and I could send this without as they had signed the old one, to then be told this was wrong and they actually did need to, luckily she was around to redo this but there could’ve been a chance she was not. Not to mention costing over £10 each time to post, and asking for multiple documents that have already been sent, to be sent again ‘ASAP’ or things would be delayed.

I spoke with the solicitor verbally, once during this whole process and that was to let me know funds had been transferred, it was shocking in my opinion. As first time buyers it left us stressed and anxious that our move in day would continue to be delayed when we had taken time off work and ended our tenancy. The lack of communication was abysmal and I felt I was pestering to get an answer, this process would not have been half as bad if we were just told what was happening and why things were being delayed rather than radio silence given we were supposed to move that day .

Unfortunately, I would not use this firm again.
