Be prepared to pay substantially more than quoted.

We used Cullimore Dutton for our house purchase, the service provided was fine but upon completion, we were very shocked at the fee level. Fees charged were more than double quoted on their original email. We were told our solicitor was out of the office and we must pay the fees if we would like to complete on the agreed date, and we could discuss reimbursement the next week. Feeling somewhat blackmailed, we hesitantly agreed so as not to disrupt the purchase. Our complaint regarding fees has been constantly dismissed throughout the complaints procedure and unfortunately, there was no discussion to be had regarding reimbursement, we were simply told the fees are the fees.

I would advise looking elsewhere if you don't want hidden charges and additional fees. Cullimore Dutton's website quotes a purchase in our price range at £745, we were billed £1,560 for a purchase with no chain, house less than 10 years old, and searches had been done prior to engagement.
