Inflated Valuation & Poor Service – Think Twice Before Using

I instructed Cordingleys for a valuation and was shocked to receive a figure of £460,000 for my property. Every local estate agent who has visited placed it between £375,000–£400,000, and several very similar properties on my street have sold recently for far less than £460,000.

I spent significant time gathering evidence of seven recent local sales and four current listings to show how out of line this valuation appeared. Rather than engaging with this evidence or explaining how they arrived at their figure, Cordingleys demanded £660 (including VAT) for a written response to justify their opinion. In my view, expecting a client to pay a large additional fee simply to be told why a valuation figure was reached is unacceptable.

This was my personal experience, and it has had serious consequences for me and my family. Based on how this was handled, I would strongly urge others to consider alternative firms if they want a transparent, realistic valuation and professional client care.

In my opinion, their approach raises concerns about fairness and transparency, and I would not recommend them.

Recently you were appointed to carry out an independent valuation because my ex partner was under valuing the FMH for financial gain ( substantially ), Low balling the buy out to make it financially unfair on me. Even though over 12 months ago we had multiple valuations which were £425k-450k he still encourages valuers to attend the property valuing the property for substantially lower than what the property is worth. Your independent valuation was not only thorough but in my opinion very accurate and inline with what other previous valuers advised. You even provided a full explanation and comparison of what was on the market, what had recently sold in the area. So I appreciate your fair and detailed report which avoided others to continue to try to benefit themselves through financial gain. I would encourage others to use this ethical, experienced business which could avoid you being unfairly treat in legal matters. Do not listen to any bad reviews the business is fair and worth every penny when you’re a victim and unfairly treat. The bad reviewer is not openly admitting to multiple other reasons why they may be disc-rumpled but perhaps his new partner and new born child and her two children may have to squat in some one else’s property and the person who fairly paid and has owner the property can now move on with a 50:50 fair split and could have avoided appointing cordingleys if they were the right mind in the first place. Thank you for the clarity and honest valuation I started to think I was going insane. One learning point from this is your never going to make everyone happy but the business is independent and go off facts. It’s that’s simple.
