We used Bramhalls for our sale and purchase conveyancing. We could not be any more impressed with every aspect of the service we received. Rachel and Amanda were a dream team to work with. When needing to speak to them they were always available. Emails were replied to promptly. On the rare occasion they were absent from the office there was always another colleague available who was completely up to date with our file as the notes were so detailed.

Sale Collapsed Due to Bramhall Solicitors – Incompetence and Poor Advice from Amanda Grundy

I’m writing this review with huge frustration and financial loss due to the appalling handling of a straightforward cash sale by Amanda Grundy, a CILEX-qualified consultant at Bramhall Solicitors.

In January, I accepted a cash offer on my vacant, pre-rented townhouse in Cheadle Hulme. The buyer was in rented accommodation, and both sides agreed on a 6–8 week completion , entirely achievable for a simple, chain-free, cash transaction.

Instead, the sale has now collapsed entirely , and the blame sits firmly with Amanda Grundy and the poor advice she gave to her clients. This poor advice includes not passing on information about us happily providing indemnity insurance for works we had done over 10 years ago.

Weeks into the process, Amanda suddenly raised a query about the property’s ground rent, something any competent solicitor would have flagged on day one with a cash buyer plus this was clearly advertised at £300 on the listing which is over the £250 threshold. Her solution? An indemnity insurance policy, for a cash buyer. This alone shows a complete misunderstanding of how ground rent works. No insurer offers indemnity for a buyer simply not paying their ground rent, because the responsibility lies with the owner, just like paying council tax or a mortgage. It’s not something that needs covering.

When that option inevitably failed, Amanda then suggested a deed of variation, a legal process that could take months, and one that the buyer could have pursued after purchasing the property if they were that concerned. It was unnecessary, premature, and completely out of step with a cash purchase.

Her misguided approach spooked the buyers and created delays that ultimately killed the deal. Her handling of this matter was not only incompetent, it was completely devoid of common sense, commercial awareness, or basic empathy.

Let me be clear: this wasn’t a complicated sale. This was a chain-free, cash transaction on a well-presented property. Instead of facilitating the process, Amanda treated it as though a mortgage lender was involved, applying irrelevant scrutiny and derailing what should have been a smooth completion.

The consequences for me are severe:

I’ve lost thousands covering mortgage payments on an empty property.

My fixed-rate deal is ending, and I now face a 9.75% interest rate.

Most critically, the funds from this sale were allocated to launch a business helping vulnerable people into housing, which I’ve now had to postpone indefinitely.

Not only have her actions cost me dearly and caused stress, delays, and a failed opportunity to make a positive social impact. She has also ruined a first time buyers experience, so much so that they will now not be able to buy a leasehold property at all for fear of not paying their own ground rent and therefore having their home taken from them and loosing their home! She has demonstrated a total lack of professional judgement and empathy, qualities that are vital in this profession.
I would strongly advise any buyer, seller, or estate agent to avoid Bramhall Solicitors, and in particular, Amanda Grundy. If your transaction matters to you, don’t risk putting it in her hands.
