Cannot give Sue enough credit for how amazing she has been throughout our transaction. Being first time buyers is daunting enough, but I have never felt so at ease and happy with how the whole process was. She was always available to talk if we had any worries or concerns, and just got the job done no matter what, and cares deeply for her clients! Absolutely do not recommend for conveyancing based off of my experiences.

I had requested WGA to complete a transfer of equity followed by a re-mortgage for me back in July 2021. It's taken until today for things to finally complete due to the complete ineptitude of one of their solicitors, who luckily for them I will keep nameless...

After more than 6 months of being told the delays were due to the land registry, and trusting that they were doing their best, I decided to call the land registry myself. They were shocked as much as I was at how poorly WGA had managed my transfer of equity.

They'd made at least 4 errors and even when challenged on one of them by the registry, decided that they were right and the registry was wrong. They also never reached out to mention they'd made an error in the first application which had caused a delay, I found this out 4 months later from the registry - lying by omission. Best of all, despite promising me they'd expedited my case as per the land registry's guidelines, they'd got even this basic procedure wrong, meaning that each time they had resubmitted my case it had taken 12 weeks before anyone at the registry even looked at it!

I complained to them and threatened SRA action, to which they agreed to provide me with a payment that covered some of my lost money on variable rates, however this has not covered the lost rental income I will have suffered due to not being able to rent until I've been on my new mortgage for 6 months, to the tune of at least £3000. They also handled my re-mortgage free of charge as part of the settlement, but considering most mortgage providers give you legal fees included this was of little importance to me in comparison.

My recommendation would be to go literally anywhere else to be frank. The complete lack of communication, outright lying about who was at fault for issues, and clear incompetence in carrying out a straightforward transfer should be more than enough to put a rational mind off. All this is without considering the personal implications all this has had in terms of my time, stress, and impacts to my personal life of being stuck in a residential mortgage I no longer want.
