Probably one of the worst experiences I have had with a solicitor as possible. The solicitor allocated to me Farrah Khalid, accepted my litigation case I paid for her services paid for the council advice based on her recommendation all to the tune of £6,000. But throughout the process had to constantly chase and chase her for even a simple reply. Finally, she completely stopped replying for no good reason, the complaints procedure is just as worse as they take up to 8 weeks to investigate by that time who knows what has happened with my case. Something that could have taken 3 months at best has taken 9 months with no end in sight.

If it was possible to give 0 stars I would. They are absolutely little. I won a case in the high court. But it has to be a few because the solicitor and his info decided to cover up most of the table which is a very serious offence. It was agreed that we would get 25% payment for basically doing next to nothing. Housing Officer explained New my solicitor and fabulous, absolutely useless amd he was right. My solicitor was manipulative from the start When my Housing wanted to resolve this case from the beginning with saying different. I believe that they see no window nothing free just to get money. My file has not been put together my information and neither were my receipt of my losses put together. They also signed my signature without my permission on an electronic document. I thought that we could get a well Mr Enayat Ahmed and Anthony Mansi Committing fraud with a serious criminal and then trying to cover it up. I did not get to see the document until the day I was sitting under. I could not admit to the chat because it was not mine and it was identical to my solictors hand writing. I am glad I recorded phone calls between myself and my solicitor, He even had been in the car with his wife listening and laughing which is a breach of confidentiality. Hammersmith and fulham were sued for £20,000 which should have been more, obviously being a Christian I prayed and that was how my case was won. But if didn’t have the big man I would have lost everything. Setfords walked away with £16,500 while I get a measly £3400. They are conmen they Do not care about your disrepair and housing issues. I am the one who’s had to suffer in a damp freezing cold property with damp and mould no proper heating and windows gone, but yet these dishonest solictors did this for the money.

Probably one of the biggest mistakes I’ve made in this acquisition process. I would not recommend using Setfords especially as a first time buyer. The quote provided is very misleading (my assumption is that this is deliberate), expect to pay ~£1k more. Mandatory services such as “acting on behalf of the lender” are listed as “additional services” and are not included in the initial quote.

In addition to this, if you have any disputes please do not expect much to be done about it. The complaints department is essentially non-existent, the client doesn’t have any power even if the solicitors fail to adhere to their T&Cs which was the case with my complaint.

I had the misfortune of having Naqibul Islam as my conveyancing solicitor, every conversion we had on the phone was excruciating, one worded responses and not very helpful. The lender was given the wrong completion date, 4 days earlier which caused the accrued interest to be a lot higher.

In summary, just avoid this firm unless you want your purchase experience ruined.

AWFUL! DO NOT USE!! Sarah Davies and Setfords are terrible. In 5 months they could not get the purchase of a flat done completely incompetent. Complaint to compliance was no better. Anthony Mansi closed complaint in 24 hours but had said review process takes up to 8 weeks. Total waste of time and expense Filing complaint with Legal Ombudsman. DO NOT USE THIS FIRM

I honestly can’t recommend Malwina Konopinska highly enough! She was our solicitor for our first-time buyer shared ownership purchase, and she truly went above and beyond. Malwina is the best of the best—professional, dedicated, and incredibly efficient. At the same time, she’s down-to-earth and always made time to answer any questions we had, no matter how small or when we asked.

What really stood out was how fast and focused she was—she managed to get everything completed within 2 months, during an incredibly busy time when everyone else was saying it couldn’t be done before the stamp duty deadline in April. Thanks to her, we made it!

If anyone ever asks me for a solicitor recommendation, Malwina will always be my first choice. Thank you so much again, Malwina—I’m sure we’ll be in touch again in the future!

We used Setfords solicitors to purchase a flat in London. Initial conversations went well, and the process started smoothly. However, over time, communication became much less efficient, and the solicitor made little effort to resolve outstanding issues with the seller. Whenever we asked for an update, they simply repeated the same email without providing any detailed information on the current status of the process.

After working with us for four(!) months and presumably processing the documents, we were abruptly informed that, due to changes in the company’s insurance policy, they were dropping our case and would no longer represent us. We had to quickly find another solicitor, pay extra for urgency, transfer all the documents, and explain the delays to the seller, which were caused by Setfords’ actions. Regardless of the policy change, they should have checked this at the beginning, not after four months.

As a result, we wasted months with Setfords, incurred unnecessary fees, and delayed the purchase, which nearly caused the chain to collapse.
