I have experienced Hamptons, Sharon and her team as both tenant and landlord.

As a tenant, Sharon went out of her way to understand the type of property I needed and duly delivered. The support team handled the tenancy with total professionalism. I could feel the responsibility they provided the landlord and that approach combined with the clarity and professionalism they displayed led me to appoint Hamptons as a landlord 3 years later. Once again Sharon gets it, provides insights, advice and uses every available resource and vast contacts at her disposal to provide nothing but first class service.

You might find agents with a lower headline fee structure but I doubt you’ll find a team that even comes close to delivering in the way Sharon and the team do.

Having lived in a property managed by Hamptons for just over 2 ½ years I would categorize the team in Stratford Upon Avon as broadly inadequate and frequently incompetent.

They are unashamedly 100% focused on satisfying the needs of the landlord and care not one jot about the tenant whom they often treat as second class citizens.

In our case there were a multitude of maintenance issues throughout our tenancy and when the landlord didn’t want to play ball Hamptons were utterly unable (or unwilling?) to step up and make things happen even if there were potential detrimental health effects arising from their inertia. For example, mold growth above our kitchen dining table that the landlord refused to repair and after several months of living side by side with the ever growing mold patch I repaired it myself because it was clear that Hamptons and the landlord had no desire to fix the problem in a timely fashion and this was at the time when mold in rental properties was very much in the news, they just didn’t care.

There were many other examples of a similar nature that were equally frustrating…..unsafe electrical wiring when we moved in, kitchen units with baseboards missing allowing vermin to circulate unhindered and a subsequent botched repair to name but two. What didn’t help was that in our time at the house we were assigned 6 different property managers and each one didn’t seem to last very long. Either because they were pretty useless to start with or maybe the passable ones worked out that they were working for an inadequate employer or that they were powerless to do the right thing for tenants if the malevolent landlord wasn’t willing to act responsibly.

We had rented 3 houses before this one and each of the other managing agents (Leaders, Andrew Grant and Connells) were magnificently honourable and trustworthy in comparison to Hamptons, and that is saying something.

Hamptons did manage to get some things right. They covered their statutory inspection obligations just fine and when our fridge freezer broke down on Christmas eve – eve they arranged a replacement the next day, which was appreciated. But the good stuff was vastly outweighed by the numerous negative experiences and I can only conclude that if you are a tenant you should have low expectations of Hamptons. It could be that our landlord, their client, was an especially nasty character and the Hamptons staff were also victims of his mealy-mouthed attitude, just in a different way to the tenant, who knows.

When it came to dealing with an agreed early surrender of the property and subsequent re-letting campaign the Senior Head of Lettings - Sharon Barnard revealed the full extent of her ineptitude which explains why the entire lettings team working underneath her were so desperately disappointing in their performance.

In summary…..Hamptons may possibly be good if you are a landlord but they are most likely going to mess you about and screw you around if you are a tenant. Personally I wouldn’t touch them with somebody else’s bargepole, I am glad to be rid of them and all their maddening antics.
