12 Years ago Eaton Smith did the conveyancing on a property I bought. Turns out I don't own all the land (and house) I thought I did. Taken them weeks to come back to be and have to chase many times. Obviously they have denied its their fault and even had the cheek to tell me I have to pay to sort it out. Off to the solicitors ombudsman.

I recently had the misfortune of dealing with Eaton Smith Solicitors ( Zahra was her name) and I must say that the negative reviews are completely accurate. I strongly advise against using their services. Despite their claims of professionalism, I found that they provided no useful advice whatsoever. My inquiries were met with vague responses, and I felt completely unsupported throughout the entire process. It was a frustrating and unproductive experience, and I regret not heeding the warnings from other dissatisfied clients. Save yourself the trouble and find a more competent and reliable firm.

IAN HOLDSWORTH (solicitor) and ANNE WILSON (PA) have done a fantastic job with the purchase of our new woodland! I never thought I'd ever be doing a review for a solicitors! As I've fallen out with all of them due to their extra hidden costs or "extra photocoping" ?
However, I can only recommend these two people as they are the only ones I actually dealt with.
Ian spent the time and effort, explaining the whole procedure. He's a proper down to earth Yorkshire man! One of the main reasons for doing this review, is because he kept to his word and didn't charge any hidden fees! And in my book, that means a lot! ?
Once again, thank you for being the best team I've ever come across! We'll definitely use you again!

Very unprofessional solicitors! Had court orders to have contact through solicitors regarding life skill photos(basically so my son knows who I am while I fight for contact) and I’ve had no reply’s from Neil after pestering and then at the same time gone out there way to delay proceedings and lie in court and also not disclose information before hand. Absolute useless and would use elsewhere I’m glad I’m not the one paying him or the solicitor before Sarah again who was rude and useless at forwarding updates which also was ordered and not received for months. Stay away

Do not use this solicitors

I used them for conveyancing. There only appears to be one part time solicitor who deals with conveyancing, this in itself delayed progress.

During the transaction, the key issues (there were many others) were that:
- They failed to communicate virtually anything, even when I sent them details and asked them to confirm they had what they needed they did not respond until I followed up a week later (on multiple occasions)
- When I got fed up with waiting for an update on searches, I asked what they were waiting for, by chance they had everything the following day!
- On multiple occasions I was promised an update the next day, but they failed to provide any update, on one occasion due “important meetings the planning for Christmas”!
- They made incorrect assumptions despite being provided information which did not support the assumptions.
- When they asked me to provide details from my Accountant I provided exactly what was requested, I was then told it was not what they needed as an email was not suitable, they needed a letter on letter headed paper.
- I was informed by 1 person that we would complete early January, then 2 hours later I was told by someone else that she wanted to complete 15 December
- I received a document with multiple errors in it.
- When things went wrong their default action was to blame the client.
- I escalated the issues to the partner in charge (Julie Bales) and asked her to address them. She never even acknowledged my communication, let alone address the issues.

I used EatonSmith nine years ago and they were supportive, proactive and won my case.
Now unfortunately, two solicitors at ES have not only failed to act on my instructions, but provided information benefitting the Opposition.
Their costs are exorbitant and I've had to do most of the legal research myself.
My complaint has been ignored by or not been submitted to their complaints manager and I will be referring this to The Legal Ombudsman tomorrow.
PS I have been granted a Tribunal hearing and had better guidance from Citizens Advice Bureau.

I've used this law firm for a while. Everyone I've spoken to is always friendly and supportive. They've backed my corner well.
However, a lot of the time, I felt I was ringing to chase things up and not get any replies. When I did get a reply, I was repeating myself quite a bit, which was frustrating as it cost money. Emails that were meant to be sent sometimes weren't, so I had to chase to make sure this was done as I couldn't settle and know it would be done and in most cases it wasn't. I know it's a slow process, but these things make it slower.
The pricing is around £250 an hour plus any extras and excluding VAT. The money soon racks up.
They do send you estimates, so you're aware of costs.
