In August 2024, after completing a number of improvements on our property, we decided to get an Energy Performance Certificate (EPC). We contacted a number of EPC providers including Miranda Rickard at EPiC Solutions. Miranda provided by far the most comprehensive response, and on that basis, we asked her to do the assessment.

Miranda did the EPC survey of our property on 21st August 2024. She was with us for nearly two hours, and did an extremely professional and thorough job. Miranda took note of all of the documentation that we were able to provide about the retrofit upgrades, including flat roof insulation, loft insulation, underfloor insulation, insulation in the dormer walls, cladding inside the integral garage, high performance glazing, solar PV, etc. She checked out all of the claims, taking her own photos and measurements of everything.

In doing the assessment, Miranda provided us with a wealth of advice on issues such as, different forms of insulation that can be used, humidity levels and ventilation, and further options that we might consider to improve the Energy Efficiency Rating (EER) and Environmental Impact Rating (EIR) of our property further. As an extra, Miranda also provided us with a report detailing a series of “what-ifs”, showing the effect on the ratings of a number of extra upgrades that went above and beyond the default suggestions made as part of the standard EPC process.

We were very happy with the A rating achieved, in no small part due to Miranda’s diligence in determining exactly how our property is constructed and retrofit insulated. Following Miranda’s advice, we have already made two further low-cost upgrades, and are looking at additional Solar PV, which when installed should take us to an EPC rating of A100+, i.e. zero energy bills.

Miranda is an expert in retrofit assessment, which really shows when she is doing an EPC. Miranda is very courteous, communicates clearly, and does an excellent and very thorough job. We have no hesitation in recommending her to anyone who wants an EPC doing properly.
