If you are a landlord who has suffered significant damage then do NOT use the TDS dispute service, use the small claims court instead. Despite providing photographic and video evidence of the damage, and in spite of admissions by the tenant on a number of points, TDS did NOT follow the law.
Their service is partisan and subjective, their processes are painful and inefficient, and their website is archaic and in need of overhaul. Other than that, it's perfect...

We went the whole way to adjudication and still nobody looked at our point of view. It would seem that they have every intention of giving as much money back to the tenants as they can without even looking at the facts. The tenants had an unruly child who drew on walls, spilt paint on the carpet, broke the shower door and the downstairs toilet but this they classed as wear and tear! We have brought up 3 children who never drew on walls or broke anything. They also broke the washer/dryer, nothing awarded for that! The damage cost us over £6,000 and we were awarded £830 out of £3,100! This is not an endless list, I could go on forever. Who can get a plumber or gardener for £25 which is what we were awarded. The service is a disgrace and what’s worse is you have no choice but to use one of the three approved government schemes.

FRAUD! Won’t return illegal deposit on unlawful garages without building control. Legal case filed against them and the frauds they enable. They can’t be trusted to run a service on behalf of the government because they don’t follow housing act 2004 chapter 4

An amount of £510 was omitted from my claim because I was told I did not reply in time.

I did in fact reply in time except there were additional questions and clarifications and my Dad who is 84 fell and had a profusely bleeding wound, then only to realise he contracted COVID when he was hospitalized! So there was a delay in reply to the last question but I wasn't aware that the 10 days allowed for a reply was from when contact was first made. I did reply eventually when my Dad was admitted into hospital quarantine and made it clear the reasons why I could not reply in time, even willing to show hospiyL paperwork as proof - I even laboured my appeal then but the evidence was omitted anyway.

Please bear in mind that by the time you contacted me, it had been more than a few months since I lodged my case in June 2022, so I was surprised that you had expected me to respond to your query efficiently when you were far from that.

You are expected to mediate between parties fairly and you certainly did not behave that way; I went out of my way to explain to you my reasons for my delay - the evidence you needed for the dispute was already there in your inbox, you simply needed to forward it on. Instead, your officer Kira Yorke-Wilkinson chose to go back and forth on email over days arguing with me rather than spending that time to get crucial evidence through - timeline technicalities mattered more to you than ensuring all evidence was made available in order for the outcome to be fairly assessed, especially when it was within your control

You've gotten your mission statement confused.

Out of date online systems. As a landlord when registering a deposit, the same information has to be entered 3 times at least...repetitive, laborious and unnecessary. System should populate the forms from the initial registration. Not compatible with Windows 365...
